Even though it’s mid-February, expect to see the busy Spring real estate market start to pick up very soon. If this year is anything like last year we should expect to see more new real estate listings go on the market in Roxborough and Manayunk in March than at any other time during the year. The chart below shows the new listings by month for Roxborough and Manayunk in 2017. The number of new homes on the market nearly doubled in March compared to February. What does this mean for home buyers and sellers?
Home Buyers who’ve been waiting for new listings to go on the market shouldn’t have to wait long for new homes to hit the market. With interest rates on the rise and a strong seller’s market throughout most of last year, buyers should expect that the market will be competitive. Expect that homes will sell quickly and, oftentimes, with multiple offers. Now is a good time for potential buyers to make sure that they’re ready to make an offer quickly when the home they want goes on the market. It’s time to talk with a lender and to contact a real estate agent who will be able to show you homes and work with you through the process.
Sellers should expect that homes that are priced well for their type, size, features, location, and condition will see strong demand from home buyers. But, expect more and more competition as more homes go on the market through March and April. To get the most money for your home, you’ll want to have it clean, organized, and ready to show. Getting your home on the market sooner rather than later is the best option since many of the buyers in the area have been waiting for the right home to come along and they’re ready to make offers.

The Philadelphia area is a great place to live and work and I love sharing all that Philadelphia has to offer. From our unique neighborhoods and towns, great parks, amazing restaurants and nightlife, museums, and events there’s no shortage of things to do and see in, and near, Philadelphia. Since 2010, I’ve been helping people buy and sell their homes in the Philadelphia area specializing in Center City, Northwest Philadelphia, and the Montgomery County suburbs bordering the city. Outside of being a Realtor®, I’m a dad to an amazing little girl, husband to an amazing wife, and dog-dad to Frida. Together, we enjoy taking advantage of everything that Philadelphia has to offer and exploring the many parks, festivals, and events in the city. Since 2017, I’ve been supporting KenCrest through volunteer efforts including organizing cleaning and painting days at their community homes, decorating for the holidays at children’s transitional homes, and coordinating fundraising and toy drives to support their efforts.
