What To Do Now if You’re Buying or Selling a Home in 2020

If you’re planning on buying or selling a home in 2020, now is a good time to start planning and to get ready. A lot of home sellers were waiting to list their homes until after the holidays so home buyers should see more homes on the market soon. Likewise, a lot of home buyers were busy during the holidays and home shopping may have been on the back burner. Things will get busier in January as sellers start to get their homes ready to list and buyers begin to make home buying a priority again.

When Will Homes Go on the Market?

The chart below shows new real estate listings in Roxborough & Manayunk by month in 2019. Last year there were over 60 new homes on the market in both January and February, significantly higher than during November and December. The biggest increase from the previous month was in March. We should expect to see a similar pattern in Roxborough & Manayunk this year.  For sellers, that means that it’s time to get your home list. For buyers, it’s time to get ready so that you have everything you need in place before finding the perfect home.

Airlite Homes in Roxborough & Manayunk

Airlite Style Homes in Roxborough

Airlite homes were built in the 1940’s and 1950’s. These homes were designed and built for soldiers returning from WWII during the Baby Boom years. The vast majority of these homes are attached rowhouses, though some are twins, with three bedrooms and a garage. Some airlites have been converted into two bedrooms to expand the 2nd floor bathroom and/or the bedrooms. Airlites range from about 1050 square feet up to around 1350 square feet. On average, they’re close to 1100 square feet. Airlite homes are more common in Roxborough than in Manayunk.

Jennifer Barrile loves painting scenes from Roxborough and Manayunk. “I love the Manayunk Trail Bridge. Being up high, seeing all the houses, the color, the textures. It’s just so gorgeous. I did a painting of that, looking up Green Lane. It’s just so unique. “I also enjoy painting in the Wissahickon Park. I did one of the Thomas Mill Bridge, the only covered bridge in Philadelphia.”

Art Splash

Open to children of all ages, to explore their creative side and try out unique art activities. Sponsored by Friends of the Roxborough Library. Roxborough Branch of the Free Library, 4:00 pm.

Thursday, December 12th

Promenade of Trees

Take a walk down Main Street and vote for your favorite tree decorated in the “A Very Philly Christmas” theme. Here’s hoping one is all cheesesteaks! Main Street Manayunk, 7:30 pm.

Friday, December 13th

Friday Fireside Happy Hour

There’s snow in the forecast, so get warm inside and out at the Blake House in Historic Rittenhouse Town, 5:30 pm to 8:00 pm.

Saturday, December 14th

Flapjack Fundraiser

Chow down on all you can eat pancakes while supporting the music program at Cook-Wissahickon School. Applebee’s in Andorra, 8:00 am to 10:00 am.

Rudolph Run

Put on your most festive costumes, bring a donation for North Light Community Center, get some exercise before the treats of the season take over your waistline…this event has it all! Check in at Philadelphia Runner Manayunk, 4358 Main Street, at 8:30 am.

Dinner with Santa

Enjoy a delicious spaghetti dinner while supporting Boy Scout troop 334, plus snap a quick pic with Santa. Leverington Presbyterian Church, 4:00 pm to 7:00 pm.

Designer Bag Bingo

Play some games and win some cool stuff while helping the Roxborough School of Nursing Alumni Association. School of Nursing Auditorium, 5800 Ridge Ave, doors open at 2:30 pm.

BYOB Holiday Tidings and Trivia

Third stop of the Roxborough PA Happy Holidays 2019 tour. Join your friends and neighbors (and bring a beverage) to test your mettle in the holiday movie trivia challenge. Prizes for the top teams and proceeds support the Roxborough Home for Women. Board Game Cafe, 6:00 pm to 9:00 pm.

2nd Annual Roxborough United Tree Lighting

Our local football club brings you Santa, hot chocolate, seasonal music, and other treats. Donations are being accepted for North Light Community Center. Houston Playground, 5:00 pm to 7:00 pm.

While we don’t have any tree farms where you can cut your own tree down there are several convenient spots where you can find the perfect tree to decorate your home this year. Happy Holidays!

Where to Find Christmas Trees

Gorgas Park

We’ve been heading to Gorgas Park for our trees for the last several years and will most likely end up back there again this year, too. They have a lot of trees to choose from there and you’ll find all shapes and sizes. They’ll wrap up your tree for transport and even offer delivery and setup.

R&R Produce

I drove by R&R Produce this morning and they have lots of trees out and ready for sale. R&R Produce is located at 710 Ridge Avenue near the Ivy Ridge Shopping Center.

If you pre-ordered a turkey and/or pies at Pretzel Park Farmer’s Market, today is your day to grab your goods. If you didn’t but still want some fresh produce and goods from other vendors, they’ve got you covered, too!
